Single-Section vs. Multi-Section Homes: What’s the Difference?

Understand Your Options

Manufactured homes generally fall into two categories: single-section and multi-section. The difference is simple, a single-section home is built and delivered in one section, while a multi-section home is delivered in two or more sections that are connected during setup.
Neither option is automatically better. The right choice depends on the amount of space you need, your preferred layout, your property, and your budget.

What Is a Single-Section Manufactured Home?

A single-section manufactured home is built as one complete section at the factory and transported to the property as one unit.
Single-section homes are typically longer and narrower than multi-section homes. Floor plans can include multiple bedrooms and bathrooms, open living areas, large kitchens, utility rooms, walk-in closets, and private primary suites.
Because the home arrives in one piece, no separate home sections need to be joined together during setup. The home must still be properly placed, leveled, anchored, connected to utilities, and completed according to the manufacturer’s installation instructions and local requirements.

What Is a Multi-Section Manufactured Home?

  • A multi-section manufactured home is built in two or more sections. Each section is transported separately and joined together at the home site.
  • A home built in two sections is commonly called a double-wide, but multi-section homes can also be built with three or more sections. Once the sections are connected, the home has a wider overall layout than a typical single-section home.
  • That extra width gives manufacturers more flexibility when designing the floor plan. Multi-section manufactured homes may include larger living rooms, separate dining areas, kitchen islands, additional bedrooms, home offices, family rooms, and more storage.

What Are the Main Differences?

Single-section homes.
  • Arrive as one complete section
  • Typically have a longer, narrower layout
  • Do not require multiple sections to be connected
  • Generally cost less than comparable multi-section homes
  • May fit properties where home-site width is limited
Multi-section homes:
  • Arrive in two or more sections
  • Provide a wider overall layout
  • Require the sections to be joined during setup
  • Often provide more living space and layout options
  • Require enough access and space for each section to be delivered and positioned

Exact dimensions, features, and pricing vary by homebuilder and floor plan.

Which Option Is Right for You?

Start by considering how much space you need and how you want the home to feel. A single-section home can provide a comfortable layout without paying for rooms you do not need. A multi-section home may be a better fit if you want wider living areas, additional bedrooms, or more separation between rooms.

Your property should also be evaluated for home placement, delivery access, setbacks, drainage, utilities, and septic requirements before selecting a floor plan.
